WEST PALM BEACH, FL—Florida CommunityBank just tapped JLL to lease and manageCourthouse Commons, a class A, 93,000-square-footoffice building with direct access to the WestPalm Beach County Courthouse. The building is also within walkingdistance of Clematis Street and CityPlace.

JLL vice presidents Kevin McCarthy andKevin Probel are spearheading the leasing effortsand management at the building. All told, JLL's leasing portfoliosits at nearly 1 million square feet of officespace in Palm Beach County.

Located at 444 West Railroad Avenue, Courthouse Commons is thelast building in Downtown West Palm to offer 20,000 contiguoussquare feet on one floor. The building also has highest parkingratio in the Central Business District with 5.4 per 1,000 squarefeet.

Originally built for law firms, the building has attracted aneclectic mix of tenants, including a US government agency. Thebuilding has a covered pedestrian skywalk to the West Palm BeachCounty Courthouse and City Hall. The new owner, Florida CommunityBank, hired JLL to help maximize the property's value and secureadditional tenants.

Leasing base rates range from $16 to $18 and includes access toan attached six-story garage and offers customizable officedesigns, an onsite café, and a grand lobby featuring granite andmarble finishes. It's less than two miles east of Interstate 95from the Okeechobee Boulevard exit.
