WEST PALM BEACH,  FL—Florida Community Bank just tapped JLL to lease and manage Courthouse Commons, a class A, 93,000-square-foot office building with direct access to the West Palm Beach County Courthouse. The building is also within walking distance of Clematis Street and CityPlace.

JLL vice presidents Kevin McCarthy and Kevin Probel are spearheading the leasing efforts and management at the building. All told, JLL's leasing portfolio sits at nearly 1 million square feet of office space in Palm Beach County.

“Courthouse Commons is one of downtown West Palm Beach's newest and premiere office buildings,” says McCarthy. “The building's convenient access to the courthouse and all of the amenities downtown, including restaurants, shops, and vibrant work, play environment, makes it the perfect location for attorneys, accountants, and other professional agencies.”

Located at 444 West Railroad Avenue, Courthouse Commons is the last building in Downtown West Palm to offer 20,000 contiguous square feet on one floor. The building also has highest parking ratio in the Central Business District with 5.4 per 1,000 square feet.

Originally built for law firms, the building has attracted an eclectic mix of tenants, including a US government agency. The building has a covered pedestrian skywalk to the West Palm Beach County Courthouse and City Hall. The new owner, Florida Community Bank, hired JLL to help maximize the property's value and secure additional tenants.

Leasing base rates range from $16 to $18 and includes access to an attached six-story garage and offers customizable office designs, an onsite café, and a grand lobby featuring granite and marble finishes. It's less than two miles east of Interstate 95 from the Okeechobee Boulevard exit.

“The performance and fundamentals of the downtown West Palm Beach office market are compelling,” Brad Capas, founder of CapasGroup Realty Advisors, tells GlobeSt.com. “For instance, the three true class A buildings in downtown West Palm Beach are now 95% occupied so new tenants seeking large blocks of Class A space are being turned away.”
