PORTLAND, OR—CBRE Portland has completed the project management assignment to oversee the relocation of Puppet Labs from their prior Pearl District location to downtown's “Block 300” building at 308 SW 2nd Avenue. Puppet Labs, an IT automation software specialist, commenced operations at their new location last week.

Earlier this year, CBRE Portland's team won the competitive bid to manage the nine-month long project that entailed oversight of the end-to-end process. The team worked closely with the architect, landlord and contractor, and managed the tenant improvement budget along with co-ordination of third party services from the furniture, lighting, kitchen, audio-visual and technology services provider community.

“Our move into Block 300 was a critical move to get right,” said Bill Koefoed, CFO of Puppet Labs. “Our office space is tied closely to our culture and is critical in serving our customers. CBRE's Ajay Malhotra and Sarah Drew were fantastic throughout the process and made sure the move was seamless - we were up and running very quickly with a negligible impact on our employees or operations.”

Puppet Labs new global headquarters retains key aspects of their unique culture while incorporating innovative design and collaboration elements. The overall floor design is based on a pinwheel layout enabling unique line of sight to the window line from almost anywhere.  Two new unique connecting stairwells were cut in between floors.  Almost 90% of existing furniture was re-used. The new space, with raised floors and exposed ceilings, incorporates over 60 colors with a unique way-finding scheme designed by employees. The dynamic needs for acoustical privacy and collaboration are served by a multitude of lounges and work and surfaces with over 50 conference rooms. Open, collaborative spaces often suffer from noise issues, and in advance recognition of this possibility, almost 40,000 square feet of acoustical damping materials were used in the walls and ceilings.

CBRE Portland managing director Jason Green added “It was a privilege for CBRE Portland to be selected by Puppet Labs, one of the fastest growing startups in the United States, for this critical task and we congratulate them, wish them every success in their new space and look forward to our continued collaboration on future projects.”
