FREMONT, CA—The Momentive SpecialtyChemicals' industrialsite will be redeveloped to a new state-of-the-art warehouseproject. Prologis has purchased the 33.06-acreproperty, an infill site was one of the few remaininglarge developable industrial zoned sites in the BayArea.

The previous plant was shut down in2013 after 70 years of operation, and the site was then cleared.CBRE's Doug Norton andMichael Walker were engaged to advise Momentiveduring the decommissioning and then for the sale of the site onMomentive's behalf. Under the new ownership of Prologis, the sitewill be developed into two Class A logisticsbuildings totaling approximately 354,540 squarefeet and 269,380 square feet. The projectis scheduled for completion in the fourth quarter of2015.

“The market has been rapidlyabsorbing these last remaining large industrial sites. With othernotable companies quickly leasing newly constructed properties insouthern Alameda County such as LivingSpaces, Pivot Manufacturing, Japan Foods andAmazon Fresh,” Norton said. “Prologis' new projectwill provide the market with extremely well-designed buildingsmeeting the needs of industrial users requiring the utility thatonly the newest construction can provide.”
