ROSEDALE, MD—JPK & Associates is taking 12,800 square feet at 8965 Yellow Brick Rd. The space will serve as the Baltimore hub for JPK's architectural millwork. Cassidy Turley's Jarred Testa and Tilghman Herring represented the landlord, Deutsche Asset & Wealth Management, in the transaction.

NORTH CHESTERFIELD, VA—Berkeley Point Capital has provided a $13 million refi loan for a 225-unit apartment community in North Chesterfield, VA. The company has financed this property four times, starting with its original construction in 1991 via HUD's D4 program. In this transaction, Berkeley secured a two-year IO loan followed by a ten-year term with a 3.9% fixed rate. Cross Creek Associates Limited Partners was the sponsor.

WASHINGTON, DC—Nonprofit Freedom House is relocating to take 20,696-square feet at 1850 M St. The Ezra Co.'s Gene Martin, Damon Rothman, Kyle Martin and Dylan Rothman represented Freedom House. Its new space is currently getting built out, and it plans to move from 1301 Connecticut Ave. NW next month.

ROCKVILLE, MD—JLL's Bernie McCarthy, Amanda Davis and Danny Sheridan have been tapped by First Potomac Realty Trust to lease 540 Gaither Rd., a six-story, 133,895-square-foot office. It delivered in 2003 as the build-to-suit headquarters for the Agency for Healthcare Research and Quality. The agency is departing the building in the first quarter of 2017.
