HOUSTON--Crow Holdings Industrial (CHI), the industrial-development affiliate of Dallas-based investment enterprise Crow Holdings, has broken ground on a new 24-acre industrial business park in northwest Houston. CHI purchased an existing building and adjacent land located on Tanner Road, just west of Beltway 8, to assemble the acreage to develop Apex Distribution Center.
"When complete, Apex Distribution Center will provide more than 410,000 square feet of class A industrial space in the heart of Houston's strongest industrial submarket, just minutes from the Beltway and 290,” Crow Holding Industrial founding partner Will Mundinger told GlobeSt.com. “We are excited to have broken ground on our first project in Houston, we hope it is the first of many."
The park will consist of three warehouses. The park's two new buildings will be 204,000-square-foot and 66,000-square-foot front-load, light-industrial warehouses. The buildings will offer the option for divisibility and the site will provide trailer parking and options for outside storage. Stream Realty will handle leasing and property management.
The third building is an existing 140,000-square-foot warehouse. Previously occupied by Goya Foods, the building offers potential distribution or manufacturing tenants more than 16,000 square feet of office space and 21,000 square feet of cooler/freezer storage, in addition to 100,000 square feet of warehouse space. Boyd Commercial will handle leasing for the vacant building.
In addition to Apex Distribution Center, CHI has nine other projects under way in Texas and California, totaling more than 2.8 million square feet of space.
