ARLINGTON, VA—Carr Properties has begun the demolition and pre-construction phase for 2311 Wilson Blvd. The eight-story building will be ready for occupancy in the first quarter of 2017, with a significant percentage of the 175,000-square foot building already preleased.

For that company can thank the building's key location one block from the Courthouse Metro station and its close access to the Reagan National Airport.

"We believe that there is strong evidence in the marketplace that tenants are seeking well-located, quality offerings that provide solutions that optimize their efficiency strategies," said Dan Dooley, Chief Operating Officer for Carr Properties, in a prepared statement. Spencer Stouffer, Krysta Herring and Phillip Thomas of Cassidy Turley are leasing the property.

The company expects to have the building permit issued in early 2015.

The building is designed to achieve LEED-Gold certification.

Carr Properties acquired a joint venture interest in the development of property in 2013.
