HOUSTON–Conor Commercial Real Estate, a memberof The McShane Cos., and joint venturepartner USAA Real Estate Co. haveannounced the acquisition of a 36-acre site outside of Houston forthe development of Gateway Southwest IndustrialPark.

The three-building, 525,800-square-foot industrial park islocated at the interchange of Beltway 8 and U.S. 90 in MissouriCity, a growing submarket southwest of Houston. The site providesvisibility along these major transportation corridors together withaccess to the greater Houston area via the Beltway 8, Interstate45, SH-69 and the newly opened Fort Bend Parkway Toll Road. GatewaySouthwest Industrial Park will be delivered in two phases, with theinitial delivery of Phase I scheduled for fourth quarter2015.

The first phase of the Gateway Southwest Industrial Parkincludes Building 1, a 131,560-square-foot, front-load facilitywith 26 dock doors and Building 2, a cross-dock design with 217,440square feet and 60 dock doors. Phase II will consist of Building 3,a 176,800 square-foot, front-load facility providing 36 dock doors.Each of the park's three buildings has been designed to supportsingle- or multi-tenant configurations that feature a 32-foot clearheight, 52 foot x 40 foot column spacing, 60-foot speed bays, ESFRsprinkler systems and T-5 warehouse lighting. The park alsoincorporates 130-foot truck courts and trailer and vehicleparking.
