FORT WORTH--AMCAL Multi-Housing is continuing its expansion into Texas with the development of 160 units of affordable family apartments in far north Fort Worth, through its affiliate, AMTEX.

Of the 160-units at Avondale Apartments, 16 will be market rate and 144 reserved for families making between 30-60 percent of the area's median income. Construction is slated to begin this spring.

The project's estimated cost is at $25.2 million, with $15 million in 9 percent tax credits awarded by the Texas Department of Housing & Community Affairs (TDHCA). The Fort Worth Housing Authority will provide rental assistance to 25 households. Equity financing is by Hudson Housing Capital LLC; debt financing by Community Bank of Texas.

“We are excited to be partnering with the Fort Worth Housing Authority in developing this community,” Darin Hansen, vice president of forward planning/entitlements at AMTEX Multi-Housing LLC, told GlobeSt.com.

The 14-acre development, located along Avondale Haslet Road, will be improved with a swimming pool with grill facilities, children's play areas, landscaped walkways and seating areas. Residents will have the use of a clubhouse with kitchenette, lounge, activity rooms, and a community services area offering free computer training, nutrition programs and social activities.

The large one-, two- and three-bedroom units will include dishwashers, garbage disposals, and connections for washer and dryers. Appliances will be energy-efficient to provide lower utility bills for the residents.

“We are grateful to be able to bring our years of experience in building high quality affordable housing to the Fort Worth market,” Percival Vaz, AMCAL CEO, says. “The supply of new affordable housing in many areas of our country is critically low. We appreciate the hard work of our debt and equity partners to make Avondale Apartments possible.”

KTGY Group is the project architect. AMTEX completed AT Villages at Cypress, a 162-unit senior apartment community in Harris County outside of Houston, earlier this year.
