HOUSTON--DCT Industrial Trust has executed three pre-leases totaling 172,000 square feet in its northwest Houston development, DCT Northwest Crossroads Logistics Centre. The execution of these leases brings the first phase of the development, a 362,000-square-foot, multi-tenant building, to 100 percent pre-leased.
“The population and economic growth of Houston continues to benefit the industrial sector, as 2014 marked a record absorption year, and our newest customers within DCT Northwest Crossroads Logistics Centre are testament to the strong consumptive demand that exists within the market,” Justin E. Bennett, regional vice president of DCT Industrial, told GlobeSt.com.
Last June, the company pre-leased 52 percent of Northwest Crossroads Logistics Centre I through the execution of a 190,000-square-foot lease with Lennox International Inc. The development is expected to deliver in the first quarter of 2015, with tenants taking shortly after that.
DCT Northwest Crossroads Logistics Centre is a 682,000-square-foot, two-building development in the northwest submarket. The company began construction on Phase II, a 320,000-square-foot building, in the third quarter of last year; it is slated for completion in the second quarter of 2015.
“Our preleasing of the [project] illustrates users' flight to quality product, as well as the benefit of a superior northwest Houston location,” Bennett says.
