MIAMI—It's sort of like a South Beach hotel, except it's much further north. The Gale Boutique Hotel & Residences, one of the strongest examples of Mid-Century Modern, or MiMo architecture on Fort Lauderdale Beach, is set to open in late 2016.

In a joint venture with Fort Lauderdale real estate investor Dev Motwani's Merrimac Ventures, Newgard Development Group and Menin Hospitality are remaking this historic 96-room hotel and building a 128-unit luxury condo right next to it. It's all happening at 2900 Riomar Street, just steps away from Fort Lauderdale Beach and Intracoastal Waterway.

“Fort Lauderdale Beach is a hidden gem along the Florida coast and we've identified one of the neighborhood's best redevelopment sites for the Gale Boutique Hotel & Residences,” says Harvey Hernandez, Newgard's chairman and managing director. “Best of all, we're incorporating all that the Gale stands for from a branding, lifestyle and amenities standpoint into the project's condo component. That's a powerful combination that will appeal to domestic and international buyers alike.”

Gale Fort Lauderdale will occupy a group of buildings that formerly housed the Escape Hotel, which was designed in 1949 by Theo A. Meyer and Lester Avery. A complete renovation will see 96 hotel rooms and suites that incorporate design elements from Gale South Beach hotel. Gale opened in 2012 and received Hospitality Design magazine's Award for Best Hotel Renovation in 2013.

A new 12-story building next-door to the hotel will be home to 128 condos including one-, two-, and three-bedroom units and townhomes with Atlantic Ocean, the Intracostal and Downtown Fort Lauderdale views. Street-level retail is also part of the project. Units start at $385,000. Newgard Realty is overseeing the project's sales and marketing efforts.

“Gale Fort Lauderdale's aesthetic and ambiance will echo the sexy, sophisticated persona we've introduced at Gale South Beach while paying homage to Fort Lauderdale Beach's history as a resort town,” says Menin principal Keith Menin. “We're going to strike a balance, positioning Gale Fort Lauderdale as a lifestyle destination for people from around the world and a welcomed amenity for our condo owners and locals from around the corner.”

Amenities include a roof-top sky deck, private lobby, fitness center and spa, concierge service, 24-hour valet parking and multiple resort-style pools. Owners can tap into full member privileges at the Gale Hotel—everything from room service to pool access—and at Menin Hospitality's properties across the country. Newgard is even setting up a property rental program for those that want to rent their condo.

“Having been active on Fort Lauderdale Beach for nearly 30 years, we couldn't be more excited to partner with Harvey and Keith on this project,” says Motwani, president of Merrimac. "My parents were instrumental in helping transform the area into an upscale, family-oriented destination. Bringing Harvey's vision for the project and the Gale brand to the area is another important step in that direction.”
