ALEXANDRIA, VA—Mill Creek Residential and AEW Capital Management have opened the doors to Modera Tempo, a transit-oriented mixed-use community in Alexandria's West End. The project, which is still delivering in phases, includes 492 apartment units and 15,000-square feet of retail space.
It is the first new project within the Landmark/Van Dorn Small Area Plan. AEW is developing the property on behalf of one of its separate account clients.
The city's mayor, William Euille, called the project an important catalyst in the redevelopment of the Van Dorn corridor. "Over the next two decades, the entire West End of Alexandria will be transformed," he said.
The complex's first building has already leased 50 apartments. The second building is expected to deliver in February and the third in April.
The complex has a ten-foot outdoor sculpture by Alexandria artist Larry Moriss, which has been dedicated to the memory of Michael McGuire, who passed away last year. As member of The Pinkard Group, McGuire was active in acquiring, planning, and rezoning the site beginning more than ten years ago. MCR took over the development process in 2010.
Located on the corner of South Van Dorn and South Pickett Streets, Modera Tempo is within walking distance of the Van Dorn Metro.
Including Modera Tempo, Mill Creek owns 1,979 apartment units in the Washington, DC area and has 1,000 more in its development pipeline.
