SAN ANTONIO--Stonelake Capital Partners will soon start moving dirt to develop four class A industrial buildings on the former Cardell Cabinets campus in northeast San Antonio.
In addition, Stonelake has recently acquired the neighboring 682,000 square feet of Pan Am Distribution Center, comprised of five class A industrial buildings. In total, the Pan Am Distribution Center owned by Stonelake will total nine buildings and 1.2 million square feet of class A industrial along Interstate 35.
“The San Antonio market is very tight on the class A industrial product and there has been a need for class A distribution space in town for some time as shown in the quick lease up in the Weeks development in Schertz,” Ty Bragg, of Cavender & Hill Properties, told GlobeSt.com. “We are seeing more national credit tenants want the class A features on industrial buildings such as the 32-foot clear height, ESFR fire protection, all concrete paving and easy access to the interstate. The new project at Pan Am Distribution Center will have all these features along with being in the heart of San Antonio's northeast distribution corridor."
Stonelake plans to begin construction this summer.
“As the growth in San Antonio's population continues, so does the demand for space from tenants related to local distribution. We believe the Pan Am Distribution Center offers a unique opportunity to acquire well located class A industrial on I-35 in San Antonio along with an opportunity to add value through development,” says John Kiltz, a managing partner with Stonelake.
Bragg and Mark Cavender of Cavender & Hill Properties are representing Stonelake in leasing the project.
