SAN DIEGO—The former Casa de Loma building at 1304-1306 Rosecrans here has been sold for $1.1 million by Distabile Family Trust, represented by Rich Lee and Mike Paeske of CFI, to Dickens Point Loma LLC, represented by Danny Fitzgerald and Pasquale Ioele of Cassidy Turley. The 4,260-square-foot building was occupied by Casa de Loma Restaurant and Ballast Pub for more than 50 years until the family retired.
DEVELOPMENT
OCEANSIDE, CA—Shopoff Realty Investments plans to develop a 2.36-acre former mobile-home park here into a luxury townhome community after receiving approval by local City Council Jan. 21. Located near Buccaneer Beach and Sprinter Station, the project was unanimously approved by Oceanside's Planning Commission on November 4, 2014. Situated on the northeast corner of Morse Street and Pacific Coast Highway, the development will include 38 three-story townhomes, elevated to allow for panoramic ocean views. Each unit is designed with an individual entry and private patio or balcony. Units range from 1,581 to 1,851 square feet and include two-car garages.
LEASES
HOLLYWOOD, CA—An unnamed industry-leading post-production, visual-effects and production company has signed a lease with landlords Birch Tree Properties LLC and Metric Holdings, Inc. for a 44,300-square-foot creative-office campus on 81,450 square feet of land at 900 N. Cahuenga in the Hollywood Media District here for a new regional headquarters. The latest lease was signed approximately one-and-a-half months after the owners completed a 28,541-square-foot lease with Vince, a leading contemporary fashion brand, for a new regional headquarters. Formerly home to a call-center for Time Warner, the property is currently undergoing a multimillion-dollar creative-office redevelopment with Rios Clementi Hale as lead designer. JLL Los Angeles team members Nicole Mihalka and Mike Fowler handled the leasing and represented the owners, while Vince was represented by Suzanne Lee, Katie Bernhisel, and Nicky Heryet of Cassidy Turley. Both tenants are scheduled to occupy their space by early 2015. The property is now fully leased.
FINANCING
FRESNO, CA—George Smith Partners has arranged $17.5 million in financing, including $5.9 million for additional construction financing, on behalf of Highpoint Capital Group LLC for the acquisition and renovation of a three-property retail portfolio totaling more than 280,000 square feet in the Fresno-Clovis area of California. The firm is in process on several of the planned renovations for the three properties, with the ultimate goal of elevating the assets' positions in their submarkets. The properties include Gallery Plaza, a 66,138-square-foot retail center at Shaw Ave. and Fresno St.; Manchester North Shopping Center, a 103,563-square-foot retail center at Blackstone Ave. and Dakota Ave.; and Rodeo Plaza, a 111,072-square-foot retail center at Shaw Ave. and Minnewawa Ave. in Clovis.

TUSTIN, CA—Coreland Cos. has promoted Erika Griggs to controller. In her new role, she will support the company's real estate management division and oversee all property accounting operations from Coreland's corporate office here. Griggs will manage a team of accounting and real estate support personnel that supports each management team. Responsibilities will include oversight of all financial functions, including monthly reports, annual budgets, CAM reconciliations and audits. In addition, she will remain a key driver of Coreland's transitions team, working through all levels of due diligence to ensure the smooth transfer of real estate management into Coreland's operating systems. In previous roles at Coreland, Griggs served as senior real estate analyst, as well as real estate manager.
