DALLAS--Solana Business Park will partner with 5G Studio Collaborative for a multimillion-dollar renovation of its 230-acre campus in Westlake.

Equity Office Properties, an affiliate of Blackstone Group, purchased the property last year and will invest more than $50 million to position Solana as “the premier office project in the greater Dallas/Ft. Worth area.” In addition to collaboration with 5G Studio, the Solana project team includes Turner Construction and DTZ.

“We are very excited to have financially sound ownership behind one of DFW's most significant office projects,” Chris Taylor, executive managing director of DTZ, told GlobeSt.com. “The architectural enhancements designed by 5G Studio and planned facility upgrades cater to the needs of modern business tenants, while simultaneously reflecting the natural beauty of our Texas surroundings.”

Beginning next month, the property will see increased structured parking, improved way-finding systems, extensive interior and exterior renovations, enhanced landscaping and significant upgrades to retail amenities, including the 38,000-square-foot Larry North Fitness Center. Equity Office and 5G Studio will announce the first official designs for the development sometime this quarter.

Turner Construction will execute all capital improvements and DTZ will manage the overall renovation process, handle exclusive leasing for the office properties and provide property management services.

“The future of Solana is very bright,” says Brian Driesse, director of asset management for Equity Office Properties. “Our tenants have always enjoyed easy access to D/FW International Airport, a well-educated employee base, and a work environment focused on employee retention, collaborative spaces and expansion opportunities. The redevelopment of Solana Business Park will lend further appeal to regional, national and international companies looking to relocate operations in Texas.”

The project team is collaborating closely with both the city of Westlake and the city of Southlake as improvement plans are finalized with 5G.
