HOUSTON--NAI Partners will handle the marketing of TGS Cedar Port Industrial Park, the largest master-planned rail- and barge-served industrial park in the country, on behalf of TGS Cedar Port Partners LP.
“We are excited about this incredible opportunity,” Joel Michael, SIOR Industrial Partner with NAI Partners, told GlobeSt.com. “We value our relationship with the Scott family and look forward to bringing significant, new users to the Houston market.”
The firm's marketing efforts are under way, and currently it has one large site under contract and 20 active requirements looking at sites within the park.
Located in West Chambers County in the ETJ of Baytown, the 15,000-plus-acre park is owned by the Scott family and Trans-Global Solutions Inc. whose offices in Houston and Beaumont control the general partnership. More than 11,000 acres are currently available for sale or lease. The development was formerly known as Cedar Crossing Industrial Park.
The park has direct access to both the Union Pacific Railroad and BNSF Railway and is served by the Chambers County Improvement District public barge dock on Cedar Bayou. The park is located across the Houston Ship Channel from the Barbours Cut and Bayport Port of Houston container terminals. Texas Highway 99 also runs through the park.
TGS Cedar Port Industrial Park's multi-modal transportation opportunities have already attracted tenants Walmart (4.2 million-square-foot import distribution facility), steel-pipe manufacturer Borusan Mannesmann, Home Depot, JSW Steel, Tapco Enpro, Century Asphalt and GE Water & Process Technologies.
“This is a long-term legacy listing for our firm, and we have NAI Global's full support to market the park on a national and global level,” says John Ferruzzo, SIOR Industrial Partner with NAI Partners.
