ALEXANDRIA, VA—The Atrium Building, located at 277 S. Washington St., has traded for $53.5 million, according to Transwestern, which represented the buyer.

The transaction was structured as a 1031 exchange for the locally-based investor.

Transwestern's Joe Friedman and Julian P. Etches negotiated the deal. The buyer liked the core-plus play the five-story building offers, according to a prepared statement by Etches.
