COSTA MESA, CA—After purchasing 1617 Westcliff Dr. here in 2014, Burnham-Ward Properties plans to redevelop it to create a retail and creative-office project for 17th St. that is due for completion in the fall. The 17th St. area, which is undergoing a revitalization effort, is one of Orange County's most-popular destinations for shopping, dining, fitness and more.

The Castaways Commons project will include an architectural reimaging and re-tenanting. Located near the intersection of 17th St. (Westcliff Dr. at that juncture) and Dover Dr., the property comprises 32,000 square feet situated on two levels. Burnham-Ward tapped Culver-City-based Shubin + Donaldson Architects to redesign the building, which will include dimensional wood on the ground level and a steel-and-glass second level that's dramatically cantilevered on one side. The property will also feature native and drought-resistant landscaping, patios, and courtyards, and the interiors will be reappointed with design details including terrazzo-stone floors and wood, glass and steel surfaces.
