MIAMI—Demand for premium office space in Miami's urban core is rising. The latest sign comes from Sabadell Financial Center, a 30-story class A office building at 1111 Brickell Avenue in the Brickell Financial District.

Sabadell's ownership just inked seven lease transactions totaling 43,524 square feet of office space. New tenants include travel search engine SkyScanner, online real estate marketplace Auction.com, oil refinery company Refinados Victoria, financial advisory services company BT Capital, and financial investment manager Heller House. On top of that, owners signed 19,811 square feet worth of lease renewals with Barclays Bank and Guggenheim Partners.

“In an effort to manage our company's growth and continue to provide outstanding service to our local and international clients, we made the decision to move our Miami office to the Brickell Financial District,” Joseph Cuomo, senior vice president of Auction.com. “Sabadell Financial Center's prime Brickell Avenue location puts us in the center of Downtown Miami's urban, vibrant multinational business community.”

Tere Blanca, Danet Linares, and Juan Ruiz of Blanca Commercial Real Estate, exclusive leasing agent for Sabadell, represented the building's ownership in the deals. Vivian Gonzalez of Cresa represented SkyScanner, Carol Ellis Cutler of Avison Young represented Auction.com, Gavin MacPhail and Glenn Gregory represented Barclays Bank, and Rashid Siahpoosh of Newmark Grubb Knight Frank represented Guggenheim. The other leases did not involve co-brokers.

“We continue to experience brisk demand that is expected to yield strong positive net absorption this year,” Blanca tells GlobeSt.com. “The urban core offers something for everyone right now—from existing class A and B product and pre-leasing options for occupancy in 2016-2017 to recently renovated buildings such as 1111 Brickell and soon-to-be-renovated buildings such as Brickell City Tower.”

Sabadell is one of Miami's most stable office towers over the past decade and home to some of Miami's most prominent companies including Sabadell United Bank, Telefonica USA, Ferragamo, Regus, and the law firms of Hunton & Williams and Baker & McKenzie. It's located between Miami's Brickell Avenue and Brickell Bay Drive.
