HOUSTON—KBS Strategic Opportunity REIT, a public non-traded real estate investment trust based in Newport Beach, Calif., has signed Regus, a provider of flexible workspace, to a new, 11,809-square-foot lease at 6575 West Loop South in Bellaire, three miles west of Houston's CBD.

“KBS is represented by the professional leasing team of Allie Hubbard and John Spafford of PM Realty Group,” David Moore of KBS told GlobeSt.com. “We believe our West Loop I & II property is a perfect fit to expand Regus' presence in Houston…[and] will enjoy the substantial renovations that were just completed and the easily accessible freeway location on Loop 610, just south of The Galleria.”

The leased space is located at 6565 and 6575 West Loop South. The multi-tenant, 5.6-acre, 313,873-square-foot property includes two buildings and an eight-story parking garage. West Loop I is an eight-story building containing 169,536 rentable square feet, while West Loop II offers 144,337 rentable square feet in seven stories. The property benefits from its location near several high-end residential communities, including Bellaire and West University.

KBS says the area “presents a less-expensive, more commuter-friendly alternative to the Galleria area,” which is approximately 2.5 miles north of this property.
