SAN DIEGO—Expanding its Southern California portfolio, Trigild has taken over the management of nearly 700,000 square feet of industrial and commercial property valued at $130 million.
The properties include the Genesee Executive Plaza in the Golden Triangle area of San Diego; Aero Business Center, a San Diego office/industrial complex; and the Atrium at Empire Lakes in Rancho Cucamonga.
“We are pleased to expand our Southern California presence with these top quality assets,” said Trigild president Judy Hoffman. “Utilizing a unique operating platform in which we pair an asset manager and property manager on each project, we will work to drive value for all three properties.”
A San Diego-based real estate services company with offices nationwide, Trigild is currently headquartered at Genesee Executive Plaza – a 3.6-acre property comprised of two, three-story office/medical buildings – and has assumed day-to-day management of the class A complex. Spanning 159,000 square feet, Genesee Executive Plaza houses many high-profile tenants.
The 392,702-square-foot Atrium at Empire Lakes office campus is located at 10801 E. 6th St. in Rancho Cucamonga in Riverside County, and it is anchored by Inland Empire Health Plans (IEHP). Trigild will also manage the Aero Business Center, a 137,326-square-foot Kearny Mesa office/industrial complex at 8825 and 8875 Aero Drive, and is exploring value add options including leasing and repositioning for the property.
According to Hoffman, each site will have a property manager to spearhead day-to-day activities – including tenant inquiries, reporting and maintenance – as well as an asset manager to focus on performance strategies such as leasing, capital improvements and operating efficiencies. “This is a time-tested strategy we've repeatedly seen work on hundreds of commercial properties,” she said.
With the addition of these latest projects, Trigild – which specializes in property/asset management and fiduciary services – now has a nationwide portfolio valued at more than $3 billion.
