AUSTIN—Austin's skyline is set to get even more impressive. Developers on Monday announced plans for a 58-story, 370-unit residential tower called The Independent.

Constructive Venture is partnering with Aspen Heights on the 950,000-square-foot project. Units will range from 675 to 3,485 square feet, with floor plans featuring one to three bedrooms.

“Our goal is to deliver an iconic addition to the Austin skyline that meets market demand and the city's goals of increasing density and diversity downtown,” Greg Henry, founder and CEO of Aspen Heights, told GlobeSt.com. “There's an increasing diversity amongst buyers in Austin, encompassing a greater age range and geographic base than ever before.”

Situated at the northeast corner of West 3rd Street and West Avenue, the 1.7-acre site is the former Austin Energy Control Center location. Units will range in price from the mid-$300,000s to over $3 million. A groundbreaking date and construction timeline will be announced within a few months, says a rep for the developer.

“Residents at every age and stage of life can comfortably call this tower home – a real first for Austin – and that's because of all the building's distinct attributes,” says Perry Lorenz, principal of Constructive Ventures. In addition to our own on-site amenities, the site's location is at the nexus of some of Austin's greatest amenities.”

Building amenities encompass two full floors and extend over 20,000 square feet. Amenities will include a children's activity room/playground, dog park/lounge, pool, fitness center, yoga and barre studio, club rooms, sky lounges, spa area with steam showers and a massage room, guest suites, a theater and a business center with conference rooms.

The desire to accommodate all phases of living inspired much of the floor plate and floor plan design, says Brett Rhode, principal with Rhode: Partners, the project's architect.  Given the building's height and prominence on the skyline, the team also felt compelled to create something visually unique and original.  The Independent's modern design was inspired by Austin's “bold and dynamic spirit.”

“The development team is really very design-savvy, very sophisticated. They've been leading the way, really, in terms of looking at different ways of building a great residential tower. What we're trying to do is bring great ideas from around the world, but root them in what we think Austin is all about,” Rhode told GlobeSt.com.

Urbanspace LLP will manage sales and marketing efforts. The same firm most recently led the sales and marketing effort for the Seaholm Residences, all of which were under contract in advance of its projected opening.
