AUSTIN—Rise and shine: Highland Resources Inc. is bringing Denver-based restaurant Snooze an A.M. Eatery to its Lamar Central mixed-use development.

The 3,900-square-foot lease marks Snooze's first Texas outpost, and it is the development's first signed restaurant.

"Snooze's move is yet another testament to the substantial interest we are seeing in Lamar Central,” David Bodenman, Highland Resources vice president, told GlobeSt.com. “The development has been in the works for a long time because we've wanted to do it the right way. It's incredibly rewarding to see that effort being recognized by another quality business.”

Snooze will serve breakfast classics and offer a rotating, seasonal menu. The eatery will feature its signature, brightly colored decor and will allow for outdoor seating, including a patio in the front, as well as at the rear of the restaurant, adjoining the 13,000 square-foot courtyard area. Snooze is slated to open by the end of the year.

“David and his team bring something new and innovative to the typical breakfast and lunch menu,” says Eric DeJernett, senior vice president at CBRE, who negotiated the lease on behalf of Highland. “From our initial conversations, we knew the Snooze concept would be welcomed among the food culture here in Austin; it's a perfect fit for the adjoining medical district, Central Austin neighborhoods and the university population.”

Bryan McMurrey of CBRE also negotiated the lease, as well as Jeff Townsend of Edge Realty on behalf of Snooze.

In January, the developer announced it had signed anchor tenant Kendra Scott Design to take over the entire fourth floor of the development, which is located at 38th Street and North Lamar Boulevard, as well an additional spot on the ground floor to open its second Austin retail location.
