DALLAS--400 Record is getting a facelift.
The 17-story, 235,000-square-foot building, formerly known as the Belo Building and located at the corner of Wood and Record streets, is owned by the Hartland-Mackie family.
Gensler will handle the renovation, which will include upgrades to the entrances, a new glass-walled lobby, a sky garden on the top floor, a restaurant, and a new fitness center and conference center.
“When deciding to redevelop the old Belo headquarters, we wanted to provide amenities that would attract and retain the modern professional...These additions to the building – along with its central location and proximity to public transportation, including DART and the new streetcar – will create the vibrant culture that companies will want to be a part of, and we're thrilled to be experiencing it first-hand,” owner Thomas Hartland-Mackie told GlobeSt.com.
Gensler's redesign of the lobby includes removing existing walls to create a better flow between indoor and outdoor spaces. The two-level lobby will be enclosed with frameless glass and a custom-designed metal canopy will create a dramatic new front door. Pieces from the Hartland-Mackie art collection will be on display, and the space will be available for private and community events. Another major feature of the remodel is a large, mezzanine restaurant and bar. Restaurant consultant Sharon Hage is currently working with the family to bring a unique dining experience to the space.
The amenity floor will include a full gym and locker room area available for tenants. The conference center, which will include state-of-the-art video conference technology and wireless Internet, will serve small and large groups.
When the family purchased the office building last fall, the transaction included a nearby block of surface parking at Young and Lamar streets, across from the Omni hotel, which will enhance parking for the office tower's tenants.
“With the success of the convention center, the Omni Dallas Hotel, the new phase two Omni construction and the pockets of downtown green space, there's great momentum here,” Hartland-Mackie says. “It's a great location with incredible downtown Dallas views. We look forward to getting started this summer.”
Matt Schendle, JJ Leonard and Rena Chappell of Cushman & Wakefield are handling leasing for the building, which has multiple full floors available.
