MIAMI—Corporate users are flocking to Royal Palm Office Park. The 465,592-square-foot class A office park just won 55,400 square feet of new leases as new renovations come online.

“We're seeing a surge of demand for class A space in Broward County, and properties like Royal Palm are benefitting,” says Blanca Commercial Real Estate vice chairman Danet Linares “Tenants see value in being located between Miami and Palm Beach, minutes from Fort Lauderdale International Airport.”

Located at 900 and 1000 South Pine Island Road in Plantation, FL, Blanca just inked six leases with notable tenants at the Royal Palm, including a new lease with American General Life Insurance Company, a wholly owned subsidiary of leading multinational insurance corporation AIG. The five lease renewals were with Thales USA, Setnor Byer Bogdanoff, El Ad National Properties, Tobias Financial Advisors, and NCS Pearson. Financial terms were not disclosed.

Blanca Commercial Real Estate president and CEO Tere Blanca, Linares, and associate vice president Flavia Eternod represented the building's ownership, an affiliate of Lincoln Property Company. Kevin McShea and Ryan Nunez of CBRE represented AIG; Rod Loschiavo of JLL represented Thales Group; Zach Wendelin of Cresa represented Setnor Byer; and Keith Edelman and Scott Goldstein of JLL represented Tobias. The other leases did not involve co-brokers.

“As one of Broward's top class A office parks, Royal Palm is an ideal option for users seeking a central location within striking distance of Downtown Fort Lauderdale and the county's desirable residential neighborhoods,” says Blanca. “With an easily-accessible location just off I-595 and ample tenant amenities, Royal Palm is a natural fit for Fortune 500 companies, multinational corporations and strong entrepreneurial firms.”

A complete renovation of Royal Palm Office Park is currently underway—including an executive conference center/lounge and a new state- fitness center—at a time when Plantation is emerging as an urban submarket. Plantation is home to new multifamily and retail development.
