MIAMI—Key International and 13th Floor Investments just took the lid off their latest project. It's an eco-serene luxury development in North Miami Beach dubbed The Harbour.
This is the same team that brought South Florida projects like 400 Sunny Isles, Eden House, and 1010 Brickell. Buyers have already reserved 80% of the units at The Harbour and development just got underway.
Located at 16385 Biscayne Boulevard, The Harbour's two waterfront 32-story towers offers 425 residences. Amenity facilities span 4.5 acres plus a planned marina. Residences will range from 1,032 to 2,442 square feet with prices averaging $650 per square foot.
“Today's luxury real estate buyer is looking for a unique experience,” Arnaud Karsenti, managing principal of 13th Floor, tells GlobeSt.com. “Buyers are excited about this development because of its innovative amenities and floorplans. We wanted to create something different than anything else out on the market and designed for the end-user in mind. As a result, the market is responding with resounding approval and the project already is 80% reserved.“
One interesting amenity is the fully-equipped, private Aqua Club with its personal activity coordinators who will help residents choose from activities like boating, paddle boards, kayaks, windsurfing, sailing, scuba diving, fishing and biking. The club will include an indoor/outdoor restaurant and bar accessible from the lobby, the pool and The Harbour Marina.
“The Harbour has been designed in response to the needs of a luxury market that is growing increasingly sensitive to price, yet still desires spacious waterfront luxury accommodations and comprehensive amenities for the whole family,” says Liliana Paez, CEO of Key, the exclusive broker for the development. “Thanks to the developers' investor mindset and deal structure savvy, we are able to fulfill those needs and offer The Harbour at a tremendous value.”
The Harbour's fitness center has personal trainers available, as well as instructor-led classes and a smoothie bar. Also planned are the Serenity Trail with Vita Course fitness stations, sports facilities for tennis, soccer, basketball, racquetball and open-play, and large outdoor BBQ and gathering areas as well as a fenced dog park. Kid-friendly areas will include the arcade room, outdoor water play zone and playground.
There there's the Lush Spa, which offers treatments and therapies available indoors and outdoors, as well as hydrotherapy plunge pools, steam and sauna rooms. And The Grove Social Lounge will offer a two-story activity-packed entertainment area and media room exclusive to residents and guests.
