INDIANAPOLIS—Banning Engineering has just signed a long-term lease renewal with HSA Commercial Real Estate for its space at 853 Columbia Rd. in the Gateway Industrial Business Park immediately southwest of the Indianapolis International Airport in suburban Plainfield. Banning, a civil engineering and surveying firm, occupies 16,000 square-feet and was an original tenant of the project, the first distribution facility built at the 13-acre business park.
Chicago-based HSA Commercial owns and manages the Gateway development, which, since opening in 2004, has expanded to include a 121,000 square-foot multi-tenant second phase that was built in 2006, a 34,880 square-foot facility occupied by the Federal Aviation Administration, and a 220,000 square-foot speculative warehouse that HSA built in partnership with Great Point Investors LLC in 2014.
“Banning Engineering is happy to extend our commitment to Plainfield and Hendricks County through the renewal of our office lease in Gateway Industrial Park,” says Jeff Banning, president and founder of Banning Engineering. “For our entire 21 years of existence, our company has proudly maintained its offices in Plainfield, and we look forward to many more years to come.”
“Through HSA's new developments, Gateway Industrial Business Park has grown to include four buildings totaling over 480,000-square-feet,” says Ken Verne, an asset manager with HSA Commercial who represented ownership in the transaction. “We appreciate the fact that Banning Engineering has remained committed to the property during that time and look forward to a continued relationship with them.”
The new spec at Gateway, located at 1025 S. Columbia Rd. and called Gateway Industrial III, features 32' clear heights, 35 truck docks, four drive-in doors, 256 parking spaces, and quick access to I-70. As reported in GlobeSt.com, HSA recently signed Kuehne+ Nagel, Inc. to a 59,895 square-foot lease for the building. And Carol Stream, IL-based Black Horse Carriers, a third-party logistics firm specializing in fleet services for the consumer products industry, recently took occupancy of a 59,770-square-foot space. HSA has now leased 54% of the project.
