HYATTSVILLE, MD—Two new lease deals at the Gateway at University Town Center project here, which is currently under construction, brings the retail-office development to 95% pre-leased.
Partners ECHO Realty and the Bernstein Companies report that MedStar will operate a primary care office and a MedStar PromptCare urgent care facility comprising 10,000 square feet on the second level of the commercial development. The newest MedStar center will complement existing services provided by MedStar at University Town Center.
With the majority of parking situated on the second story, patrons will have convenient, drive-up access to both MedStar and Phenix Salon Suites, the other tenant to occupy the project's upper level, ECHO Realty states.
"Most upper level space is not served by ample, adjacent parking more reminiscent of the convenience of a suburban development," says Drew Gorman, senior vice president of acquisitions and development for ECHO Realty. "At Gateway at UTC, accessibility is paired with the density and design sensibilities of an urban development."
The company also reports that Town Center Wine & Spirits will occupy 3,600 square feet at the north end of the street level retail located on the east side of America Boulevard.
When completed, the Gateway at UTC will be anchored by a 54,400-square foot Safeway supermarket, complemented by approximately 29,000 square feet of specialty store retail and medical office use. MedStar and Town Center Wine & Spirits join other retailers including Safeway, Unleashed by Petco, Le's Nails, and Phenix Salon Suites. Currently, space is available for one or two additional retail concepts. ECHO Realty says it is currently seeking a signature dining establishment to occupy the high visibility space fronting East-West Highway. Safeway is currently on schedule to open this fall with other retailers following shortly thereafter.
