HOUSTON--PM Realty Group (PMRG) has revealed plans for Republic Square, a 35-acre development in the Energy Corridor, the previous location of the ExxonMobil Chemical headquarters.

The development, situated between Interstate 10 and Memorial Drive and bordering Terry Hershey Park, will aim to be a pedestrian and-eco-friendly destination, weaving together a mix of restaurants, hotels, meeting spaces and multifamily residential.

“We spend 36 percent of our lives in our office--it's the single biggest percentage--so why not make it fulfilling?” Dan Leverett, PMRG executive vice president, managing director, development, told GlobeSt.com. “It's powerful. And it all travels to the bottom line.”

Consultants on the project team include Elkus Manfredi Architects for the master plan; architectural design firm Pickard Chilton, for schematic design of build-to-suit office space; Kirksey as the architect of record; Blakefield's Tom D'Alesandro, having overseen development at both The Woodlands Town Center and Reston Town Center; Sasaki Associates for landscape design (one of the three firms designing the Energy Corridor's master plan); and TBG Partners as landscape architect of record.

The team is led by Leverett, who was vice president of commercial operations for The Woodlands Development Co. and led the planning and development of the urban core of The Woodlands Town Center.

The area along I-10 will be home to the majority of Republic Square's corporate tenants, with 2.6 million square feet of office space throughout multiple class A office buildings. The plan also features 100,000 square feet of retail and restaurants, including a 35,000-square-foot fitness center; approximately 800 multifamily residential units; and two full-service hotels with connected conference space, all placed around a central public open space, the Square, designed to offer ample green space with a mix of formal and natural landscaping.
