PHILADELPHIA, PACarl Dranoff has been busy building up Philadelphia over the last three decades. He's not about to stop now. He just broke ground on One Riverside, his newest Philadelphia luxury multifamily property, overlooking the Schuylkill River.

Dranoff Properties previously developed Locust Point (Fitler Square; 1986), Locust on the Park (Fitler Square; 1998) and The Left Bank (University City; 2002) along the waterfront.

Designed by Cecil Baker, president of Cecil Baker + Partners Architects, One Riverside will offer 82 luxury condominiums featuring stunning views in all directions. The sleek and gleaming 22 story tower – located at the intersection of 25th and Locust Streets in the highly desirable Fitler Square neighborhood of Philadelphia – has experienced sales as spectacular as the views the building will offer. 

“In 1986, the tip of Locust Street at 25th Street was an abandoned manufacturing district along the Schuylkill River, but with its location and views it craved to be something better,” says Dranoff. “My first project, Locust Point, transformed an aged industrial warehouse into luxury rental apartments. Its opening – just as the University of Pennsylvania, Drexel University and Children's Hospital of Philadelphia  were all making investments in University City – was met with incredible enthusiasm and was a catalyst to reposition the Schuylkill River as the river whose time had come. I have continued my development activities here with Locust on the Park and now One Riverside. I have witnessed the full blossoming of the Schuylkill River Banks and the surrounding Fitler neighborhood. Penn, Drexel, and CHOP continue to drive innovation and community development. With the addition of FMC Tower and other private development, this is now a waterfront that ranks right up there with the Chicago River, San Francisco's Embarcadero and New York City's High Line.”

One Riverside will offer one to five bedroom floor plans, all with 10-foot ceilings, premium appliances and finishes, and extraordinary outdoor spaces including landscaped terraces, private gardens, a private motor court and an outdoor patio and kitchen.

Amenities include a 60-foot indoor pool with a sundeck overlooking the Schuylkill River; a state-of-the-art fitness center with saunas and steam rooms; a club room; a business center and boardroom for residents to hold meetings; a guest hospitality suite; and valet parking in a covered, underground garage.

The Schuylkill River Park surrounds the project and the Dranoff Bike Share, a feature of every Dranoff property, will also be available for residents to take advantage of the newly extended Schuylkill River Trail.
