GRAND PRAIRIE, TX--David Tuttle, with Keller Williams Commercial's Arlington office, has brokered the sale of a multi-tenant office property called Executive Business Centre.
Tuttle has sold the property, located at 2321 S. Belt Line Road in Grand Prairie, twice. The previous sale was in 2007.
The single story office property, which sits on 2.12 acres, is 17,643 leasable square feet and was built in 1985. At the time of sale the building was 100% occupied with 16 tenants. Tuttle represented the seller, Westmoreland GEI Ltd.
Tuttle tells GlobeSt.com that he California-based buyer has been buyer has been “very active over the last year” and that “this is the 13th property they have purchased in Texas.”
The buyer was represented by San Antonio-based Herrero Properties.
“Executive Business Centre is what I like to call a 'bread and butter' deal,” Tuttle says. “The property is located adjacent to a heavy single-family residential area in Grand Prairie, and the tenancy consists of small independently owned businesses catering to the local community such as insurance agents, attorneys, and CPAs. There is limited leasing competition, and the property stays consistently and highly occupied.
“We were priced right, and the asset is in great shape physically. Marketing efforts were focused on not only principal buyers, but also the brokerage community – this created a ton of exposure in the DFW metroplex along with buyers outside of the region. Several offers were generated, and the entire process took about 70 days from start to close.”
