ATLANTA—CBRE has a new challenge—filling up Bank of America Plaza in Atlanta's Midtown submarket. Bank of America Plaza sits at the crossroads of North Avenue and Peachtree, a prime location in an area that's seeing a resurgence. The office building is 48.2% occupied, according t CoStar.

“Midtown is healthy in all areas, and is poised to continue to thrive,” Travis Deese, senior research analyst with CBRE's Atlanta office, tells GlobeSt.com. “In addition to the 14 planned multifamily developments in Midtown, the submarket also has eight currently under-construction developments and five additional planned office developments, which will be well-positioned to serve the expanding in-town talent pool."

CBRE's Jeff Keppen, Chris Port, Katherine Lynch, Nicole Goldsmith, and Elliott Grand will lead the leasing efforts at Bank of America Plaza. Keppen said his team is ready for the challenge.

“Bank of America is one of the best assets in the city and is positioned to perform well in the years to come, considering its location in the city's hot bed for talent,” he said. “With 9,300 multifamily units recently completed or under development in the surrounding area, GA Tech's campus within walking distance, the explosion of Ponce City Market, and the growing Tech Square project right up the road, Bank of America is at the epicenter of the in-town talent pool.”

The Midtown area is made up of 40% Millennials. According to CBRE, the district attracts top talent by offering excellent views, connectivity to public transportation rail lines, and flexible office space.

You can clearly see Midtown's growth through the ongoing success at Ponce City Market and Tech Square, transportation and roadway improvements, including a redesign of the North Avenue MARTA station. There's also the Midtown Improvement District's $1.2 million pledge in funding for improved sidewalks, street furniture and supplemental lighting and landscaping along the corridor, and the next phase of the Atlanta Streetcar that will connect the east and west sides of the Atlanta Beltline to Midtown via North Avenue.
