ORLANDO—We know that Orlando is winning more interest from foreign investors. Hector Lopez, AV Homes' foreign national liaison to South American homebuyers, explained all the reasons why in a recent article titled: South American Buyers Migrating to Orlando.
We also know that AV is winning with Chinese buyers. But it's not just Chinese buyers that are buying into the company's single-family home projects. Lopez offers some info on the demographics and the many nations from which foreign buyers are coming to invest in his product.
GlobeSt.com: What kind of international homebuyers are you mostly seeing? Retirees or families?
Lopez: Actually, there's great demand from a mix of buyers, everyone from young families looking for properties with flexible design options that can eventually be their forever home, to empty nesters in search of amenity-rich communities. What's unique about these homebuyers is that many don't become full-time residents in our communities right away, though, they buy with the intention of living there sometime down the line.
GlobeSt.com: Which nationalities are you mostly selling homes to? Is there a certain preference in home design that you see from each nationality?
Lopez: The top three nationalities buying at our Central Orlando single-family home communities, Bellalago and Waterview, are Venezuelan, Chinese, and Canadian but we are also seeing strong interest from Brazilian, Colombian, French, English and Mexican buyers along with many coming from Puerto Rico.
Now, when it comes to preference in home design, that really boils down to the needs of each individual family. We try to meet those needs by offering a wide selection of floor plans with flexible options for personalization that are designed to support families and active adults. Lastly, another big draw for international buyers, especially those from countries where safety and security is a big concern, is the fact that all of our communities are gated with 24-hour manned security.
