CARLSTADT, NJ—Sitex Group expects to complete a 53,000-square-foot warehouse/distribution center in October that it's building on spec at One Palmer Terrace in Carlstadt, NJ.

"We believe this project is representative of our ability to take on challenging sites and leverage our market knowledge, development experience and relationships,” Sitex senior vice president Blake Chroman tells GlobeSt.com exclusively. “We hope to do many more industrial development and redevelopment projects in Northern New Jersey.”

Located in the heart of the Meadowlands submarket, the firm recently demolished a vacant office building on the property to make way for the new project – which is the only new construction warehouse facility in this size range within the market. Sitex declined to disclose the construction cost, but says it has received significant interest in the property from companies in the logistics, food and beverage, e-commerce, record storage and consumer products industries.

With access to major highways and located less than 30 minutes from New York City and the Port of Newark/Elizabeth, the new warehouse will feature 32' clear ceiling height, five loading docks, ESFR sprinkler system, T-5 lighting and ample parking.

“Strong demand for modern warehouse/distribution space near New York City and the Port of Newark/Elizabeth along with improving market fundamentals were the key drivers for launching this project,” says Chroman. “Not only was this a great opportunity to capitalize on increasing demand in the industrial market but to also give a vacant office property a brand new life.”
