NEW YORK CITY—The law firm Polsinelli PC is moving its New York headquarters to L&L Holding Co.'s 600 Third Ave. office tower.
The Kansas City, MO-based law firm has signed a 10-year lease for three full floors totaling 40,592 square feet at the 42-story office building. Polsinelli will be shifting operations currently housed at 900 Third Ave. and should take occupancy of its new offices by the end of this year. The property is currently undergoing a major renovation to the lobby, elevators, retail façade and public plaza that is expected to be completed by the end of 2015.
Tom Tunnicliff and Scott Shelbourne of Cushman & Wakefield's Chicago office, along with John Picco and Peter Van Duyne of Cushman & Wakefield's New York office, represented Polsinelli in the leasing transaction. David Berkey and Andrew Wiener of L&L Holding Co. represented the building's ownership. C&W reports that asking rent at 600 Third Ave. is $79-per-square-foot.
Polsinelli will be occupying floors 40 through 42, which had previously been occupied by the tower's original developer, Sumitomo Corp. The national law firm becomes only the second tenant to occupy the space since the Grand Central building opened in 1972.

C&W's Picco says that the law firm selected 600 Third Ave. after a thorough search. “The space features efficient floor plates, particularly for law firms, with spectacular views in a building undergoing a major renovation program, which was very appealing to Polsinelli,” he says.
Longtime tenant The Mission of Austria recently signed a five-year renewal for the entire 13,129 square foot 31st floor, C&W reports. Dan Posy and Paul Revson of Savills Studley represented the tenant.
The only remaining space currently available for lease in the building is 6,177 square feet on the 28th floor. The entire seventh floor, featuring a large wrap-around terrace, will be coming to market in the spring, C&W notes.
