DALLAS--Cadence McShane Construction Co. is set to begin work on Phase 1 of Southport Logistics Park, a new 531-acre master-planned industrial project from the joint venture between Port Logistics Realty (PLR) and Diamond Realty Investments (DRI), a wholly owned subsidiary of Mitsubishi Corp.
Five buildings will be built during Phase 1 of the nine million-square-foot development. The first two will be speculative industrial facilities totaling nearly 1.5 million square feet, scheduled for completion in the third quarter of 2016.
“We are proud to be involved with this exciting, important project,” Will Hodges, president of Cadence McShane, told GlobeSt.com. “We're extremely pleased about our relationship with Port Logistics Realty. We share the same business philosophy: Treat people fairly, do what you say you're going to do and value your relationships. We're excited to be building these projects and others for years to come for Port Logistics Realty.”
Southport Logistics Park is positioned within the Inland Port area, off I-45 in Wilmer, 12 miles south of downtown Dallas. The location is in close proximity to the Union Pacific Intermodal Facility and a FedEx ground hub; it is also proximate to I-20, I-30, I-35 and Dallas/Fort Worth International Airport.
As part of the assignment, Cadence McShane will complete Building 1, a 1,075,260 square foot speculative facility with a cross-dock configuration and a 36-foot clear height. It will feature 50 by 54-foot column spacing, a 60-foot staging area, 185-foot truck court, an ESFR sprinkler system and office space to-suit. Sizable parking for 243 trailers and 630 vehicles will also be available.
The assignment also includes the construction of a second building, a 36-foot clear, 395,099-square-foot speculative facility with an ESFR sprinkler system and flexible office space to suit tenant requirements. Generous on-site parking for 285 vehicles and 113 trailer stalls will also be completed. Cadence McShane will construct both industrial facilities from precast concrete panels, incorporating modern design elements such as integrated aluminum panels at the entryways, accent lighting and contemporary window lines. Ware Malcomb is the Phase 1 project architect.
