HOUSTON—The Richland Cos. has acquired 550 Post Oak from Japan-based Synerfac, an oil and gas company, and will move its corporate headquarters to the West Loop building, reps for the company have told GlobeSt.com.

“The new boutique office property is in a more central location than Richland's previous headquarters, in the heart of Houston's Galleria, Uptown and River Oaks area,” says Edna Meyer-Nelson, president and CEO of The Richland Cos. “As we continue to acquire properties throughout the Houston metropolitan area and the surrounding submarkets, it makes sense for us to move to a more central location which has easy access to 610, 59 and I-10, and close proximity to all of our properties throughout Houston.”

The 53,872-square-foot, six-story, brick building is on the northeast corner of Post Oak Boulevard and Post Oak Park. The property sits on approximately one acre and offers amenities such as card-key access, onsite management and podium-style parking. Additional amenities will include a gym/workout facility available to tenants, along with onsite car washing services, laundry and dry-cleaning pickup, gourmet food trucks twice a week and multiple high-end services.

Meyer-Nelson says the firm has big plans to radically update the exterior.

“We plan on an elaborate $1.5-million dollar redesign of the exterior of the building adding a new skin and [stainless steel and glass] façade designed by Goldman Design and Perry Harrell out of Chicago and Houston respectively,” she says. “We are eager to debut the new exterior once plans are completed. This boutique property is going to become a showcase office building in the heart of Houston's West Loop submarket.”

Richland plans on taking occupancy in September with the exterior transformation beginning shortly after that.

The asset becomes the firm's 14th property in Houston, marking 1.7 million square feet of properties which Richland owns and manages. Richland will assume management responsibilities of the property, as it does with its entire portfolio of 34 properties in four states throughout the southwestern U.S.

Other notable properties owned and managed by Richland in Houston include Bay Plaza Office Complex, Beltway 8 Service Center, Cedarstone One, Deerbrook Corner, Fairmont PH Business Park, Raton Plaza and Westbridge Plaza.

At 550 Post Oak, the interior architecture will be redesigned by Vicki Goldman of Chicago-based Goldman Design.

“Richland's offices will be pretty spectacular with state-of-the-art LED lighting, privacy smart-glass in the conference room, an open and modern interior feel, as well as Vladimir Kagan-designed furniture for Richland's offices,” Meyer-Nelson says.
