TYSONS, VA—Lerner Enterprises has landed its first major tenant at 1775 Tysons Blvd., a 476,000-square foot, trophy office under construction.

EY will relocate its Greater Washington office to take 125,000 square feet in the 17-story tower and invest $12 million in the process. The move is being made to accommodate the firm's expansion: it estimates it will be creating 462 jobs over the next three years in the new office.

Lerner was represented by Brian F. Tucker, Moe H. Hamilton and John B. Dragelin of Cushman & Wakefield's Virginia office.

Besides Lerner, the move was a coup for the Commonwealth of Virginia, which had competed with Maryland and the District of Columbia for the deal.

"We know that a company of this stature has many options in the region and beyond," said Gerald L. Gordon, president and CEO of the Fairfax County Economic Development Authority, in a prepared statement. FCEDA helped Virginia compete for the deal, working with the Virginia Economic Development Partnership to tap a $1.3 million grant from the Commonwealth's Opportunity Fund to assist Fairfax County with the project. Additional funding and services will be provided by VEDP's Virginia Jobs Investment Program.

1775 Tysons Blvd., is part of the Corporate Office Centre at Tysons II in Tysons Corner. It is being constructed next to the Tysons Corner stop on Metro's Silver Line. It was designed to secure LEED Platinum certification, and if it does, it would be the first office building in Tysons to do so. The building is expected to deliver in late 2015.
