HOUSTON--JLM Commercial Advisors Inc. has negotiated a build-to-suit industrial lease located at Northwest Crossing Industrial Park in the Highway 290 corridor.
The 8.50-acre tract of industrial land at 6410 Langfield Road has 21,500 square feet of workshop and 8,500 square feet of office space and it's where Pipeline Research Council International Inc. (PRCI) has recently completed construction of its new Technology Development Center (TDC). The complex features a state-of-the-art pull-test facility. The TDC, according to the firm, is one of the largest independent pipeline testing facilities of its kind in the world.
“We focused on four specific land sites,” says Lane F. Guinn, president of JLM Commercial Advisors. “Our principal requirement was that the tract configuration needed to accommodate the construction of a 700-foot-long by 230-foot-wide concrete pull test facility. Carson Cos.' Northwest Crossing Industrial Park provided such a solution. Dan Zoch and his team were outstanding partners throughout the entire process. ”
PRCI is a nonprofit research organization that is comprised of energy pipeline operating companies located in the United States, Canada, Europe, China, South America, Australia, Africa and the Middle East.
Guinn represented the tenant in the negotiations. Zoch of The Carson Cos. represented the landlord.
