AUSTIN—CBRE has brokered the sale of Nance Ranch, a 673-acre tract of undeveloped land located west and north of Kyle, Texas. Austin-based homebuilder Clark Wilson Builder Inc. is the general partner of an investment group that purchased the land from a local investor partnership for an undisclosed price.

Clark Wilson is in the early phases of designing a new master-planned residential community, tentatively called Anthem, targeted to the emerging move-up market in the booming area south of Austin. A mix of single-family lot sizes will be available.
“Most of the residential housing in Kyle and Buda has been targeted to the first-time homebuyer. Many of those homeowners are ready to move up without leaving the area in which they've laid down roots. Those homeowners and professionals are the customers that will want to live in Anthem,” says Wilson, founder of Clark Wilson Builder.
Wilson told GlobeSt.com that the development “could have up to 2,200 new homes with varying lot sizes.”
The property has frontage on Farm to Market 150 about one mile west of Ranch Road 2770. The future community is surrounded on the north and west by large ranches, many of which have conservation easements, prohibiting future development and ensuring long-term hill country views.
The homebuilder has teamed up with two consultants for the project so far: planning and landscape architect Stefan Pharis, with Pharis Design, and engineer Hank Smith, with Texas Engineering Solutions. The firm is interviewing several upscale Austin-area builders to partner on the project.
“Anthem will be an environmentally friendly community,” says Wilson. “The somewhat flat topography is covered with live oak and Spanish oak trees and we will plan around those trees as much as possible.”
Located nearby well-established retail, the new homes are slated to be ready in 2016.
“The property has convenient access to a growing list of close-in commercial and recreational amenities, including HEB, CVS, other big box retail, Seton Medical Center – Kyle and a new Austin Community College campus, as well as Plum Creek Golf Course and various vineyards, restaurants and other attractions of the Texas Hill Country,” Breed told GlobeSt.com.
