CHICAGO—Wirtz Realty Corp. already has a long history of investment in Chicago's Lakeview neighborhood, and has finalized its plans to build an upscale residential high rise at 2950 N. Sheridan Rd. The 19-story development will be the ninth Lakeview property in its portfolio.

“While the process is similar to developing downtown, we are developing in a well-established residential neighborhood, and we have taken steps to minimize the impact of our construction on the community,” Donald Vitek, senior vice president of Wirtz Realty Corp., tells GlobeSt.com. “This includes staging in such a manner as to avoid closing traffic lanes on Sheridan Rd., and to minimize the traffic impact of construction traffic on the neighborhood.”

"We have been a proud partner in Lakeview for decades and look forward to working with our neighbors on this exciting new construction project," he adds. "With Wirtz Realty holding roles as both neighbor and developer, we are mindful of the impact of this project on our neighbors. Lakeview is one of the most desirable, celebrated neighborhoods in the city and we have designed a project that embraces the aesthetic and significance of this community.”

The company will begin construction this week and plans to complete the project in about 22 months. Wirtz officials chose Booth Hansen to design the project because they felt the company understood the context of the neighborhood. The general contractor is Chicago-based Power Construction, a high-rise builder with experience in Lakeview.

The new building's exteriors on both Sheridan and Oakdale Ave. with have an active streetscape. An adjacent low-rise structure will camouflage the parking area with a brick facade. Residences will include floor-to-ceiling windows with expansive city and lake views, 9' 4" floor-to-ceiling heights, spacious open floor plans and designer finishes.

Building amenities will include 24 hour door staff, private indoor heated parking, cafe, fitness center, pet park, landscaped outdoor terrace, and more. The building will feature 82 units including one, two and three bedroom apartments with rents ranging from $2,900 to $6,000 per month.

“We are grateful for the support of Alderman Tunney and his constituency - their partnership is key,” adds Vitek. “With their input came commitments for traffic intersection improvements at Sheridan and Oakdale to further ensure the compatibility of the project within the neighborhood.”
