AUSTIN—Trammell Crow Co. (TCC) has been appointed as the master developer for the construction of a new 57,600-square-foot, class A build-to-suit industrial building, Expo 12, for Excel Filters Inc.'s new satellite manufacturing facility in Expo Business Park, a new industrial park located in southeast Austin.

TCC and Clarion Partners recently sold the 6.78-acre site for Expo 12 to a private investment company, who is leasing the building to Excel Filters Inc. Construction on the project has begun and will deliver next May.

Excel Filters is expanding its operations from Los Angeles into Austin to allow for continued growth. Upon completion of the new building, Excel will staff the facility with existing personnel and new local hires.

“Since 2006, Expo Business Park has grown from four to ten industrial buildings and is a premier address for Austin's industrial tenants,” Trammell Crow Co. senior vice president Brad Maples told GlobeSt.com. “We welcome Excel Filters and are excited that the Park continues to capture much of Austin's growth in industrial warehouse development.”

Expo 12, located in the four-building second phase of Expo Business Park, will feature 28-foot clear heights, an energy efficient roof, expansive truck courts and 40 by 40 column spacing.

Expo Business Park is comprised of 37 acres and is located at 6231 E. Stassney Lane in the newly established Triple Freeport Zone.

Mark Emerick, John Barksdale, Ace Schlameus and Darryl Dadon with CBRE's Austin office, represented both TCC and Excel Filters.

“Excel stands to benefit from Expo Business Park's convenient location within the Southeast Austin industrial market and cost benefits offered by our Triple Freeport designation,” says Emerick, CBRE senior vice president.
