MIAMI—A block of Lincoln Road recently traded for a record $370 million, and now The Lincoln, a mixed-use building across the street, is for sale. Also reporting a nearly full tenant roster, The Lincoln signed 48,648 square feet of office and retail tenants in the past six months. The Lincoln, which is located across the street from the block of Lincoln Road, is a mixed-use office and retail building.
“We are seeing record high interest from retailers and companies looking for space on Miami Beach, particularly near Lincoln Road,” Stephen Rutchik of Colliers International South Florida, who handles the leasing for the building with Jonathan Kingsley and is co-listing the building with CBRE, tells GlobeSt.com. ”The Lincoln's mix of high-quality tenants from the financial and creative sectors offers a unique opportunity in a prime location.”
The Lincoln is 98% leased with 33 office tenants and nine retailers. The office portion is completely leased, and the last remaining vacancy is 3,567 square feet of street-level retail.
The Lincoln saw more than 21,000 square feet of renewals and expansions of existing tenants, including national and global financial services firms Morgan Stanley Smith Barney, Knight Capital and FTN Financial, and Car Charging, a national electric vehicle charging services provider. The retail space formerly occupied by Lucky Strike Lanes has also been leased. New tenants include: Blue Chip Wealth Management, a financial planning firm; Creative Artists Agency (CAA), a talent and sports agency headquartered in Los Angeles; Deco Capital, a real estate investment firm focused on properties in Miami; and Stewart Title Company, a global real estate service provider.
“Office and retail tenants are drawn to The Lincoln because of its prime location and plentiful parking,” says Rutchik. “Over time, we've cultivated a stellar tenant roster—a mix of institutional tenants and local firms with a balanced representation of financial and creative sectors, unique on Miami Beach.”
Designed by international architecture firm Arquitectonica, the 210,000-square-foot, mixed-use complex is a flagship of South Beach's Art Deco District. A public-private partnership with the City of Miami Beach, The Lincoln incorporates six stories, and includes 118,000 square feet of premier office space, 43,000 square feet of ground-floor retail space and a connected six-level, 709-space parking garage, setting an exceptional standard for the South Beach office and retail markets.
