SEATTLE—Seattle-based real estate investment firm HB Management, led by local developers Ed Hewson and Jon Breiner, has assembled and acquired a downtown Seattle apartment site from Antioch University and from a private owner for combined price of $30.5 million.
Located one block from Amazon's new three-tower campus on 6th Avenue between Battery Street and Bell Street in Seattle's booming Denny Triangle neighborhood, the half-block site totals approximately 38,000 sq. ft. of 400-foot zoned multifamily land. The site is currently occupied by a surface parking lot and a two-story, 65,000 square foot office building.
As part of its redevelopment plans, HB is proposing to build two apartment towers on the site, with approximately 850-950 units, and ground level retail. The company completed early design guidance and anticipates completing design review this winter.
Since 2008, HB Management has developed or contributed to development of more than 740 apartments in the Belltown and Denny Triangle neighborhoods.
“This is a tremendous site in an ideal location—our favorite area of downtown and we are especially bullish on the North Belltown / Denny Triangle neighborhoods,” said HB Management principal Hewson. “This is an incredibly walkable, accessible area of downtown and it's where new Seattle residents have demonstrated they want to live. The proximity to South Lake Union, transit and Amazon's new three-tower headquarters make this site really exciting.”
Heartland, LLC represented the seller, Antioch University.
