MIAMI—It's the largest new office lease in the Airport West-Doral market so far this year. Univision, an American Spanish language broadcast television network, leased 40,000 square feet at 9250 Doral.  The broadcasting giant owns and fully occupies a building across the street, but is expanding its offices in the area.

Brian Gale and Andrew Trench of Taylor & Mathis represented the owner, Delma Properties,in the 12-year, $14 million deal. Mitchell Millowitz and Lance Benson of Newmark Grubb Knight Frank represented Univision.

“Tenants are getting a great value,” Gale tells GlobeSt.com. “They love the modern renovation, the Doral location and the building's large 50,000 square foot floor plates.”

9250 Doral was a completely vacant, single-tenant outdated 1980s office. Amadeus North America had moved out and the building. Delma moved swiftly to transform the class B building to a class A building and search for new tenants.

Over the past two years, Taylor spearheaded a massive turnaround, filling 88% of the office space in four deals valued at $33 million in the wake of a multimillion-dollar renovation. Specifically, Univision took down 145,000 square feet, Prestige Health Choice leased 50,000 square feet, West Coast University leased 45,000 square feet and Tracfone leased 10,000 square feet.

The building's design, which includes 50,000-square-foot floor plates, has three pods with near-360 views that allow multiple tenants to occupy corner offices. 9250 Doral is minutes from Florida's Turnpike on Doral's main east-west throughway and a mile from Doral's mixed-use city center, it is ideally positioned for business owners who appreciate the live-work concept.
