NEW YORK CITY—VaynerMedia is joining Coach, L'Oréal USA and SAP at 10 Hudson Yards. The social media-first digital agency, has leased more than 88,000 square feet of office space for its 450-plus New York City employees. Ten Hudson Yards is 85% committed and is slated for delivery early next year.

Bob Alexander from CBRE represented the tenant and the landlord, Related Cos., was represented in-house by Stephen Winter.

Hudson Yards reportedly offers an interactive, data-driven environment for its tenants. With power generation capabilities and an onsite microgrid, Hudson Yards will remain operational regardless of any outside interruption, including a brown out or super storm. And, as the first quantified community in the United States, Hudson Yards will be able to measure and analyze key physical and environmental attributes, including pedestrian and traffic flow; air quality; energy production and usage; solid waste, organic waste and recyclables; and health and activity levels of residents and employees; among others. 

Ten Hudson Yards stands 895 feet tall with 52 stories. It offers VaynerMedia employees a unique work location that is integrated with the High Line and adjacent to the Culture Shed, a venue-on-wheels that will play home to numerous cultural events.

VaynerMedia, Coach, L'Oréal USA and German software engineering firm SAP will begin moving into the tower in early 2016. Thirty Hudson Yards will be home to Time Warner, HBO, CNN, Turner Broadcasting and the Warner Brothers divisions.

Hudson Yards is the largest private real estate development in the nation's history. It is anticipated that more than 24 million people will visit Hudson Yards every year. The site will include 17 million square feet of commercial and residential space, more than 100 shops and restaurants—including New York City's first Neiman Marcus and a new restaurant by celebrity chef Thomas Keller—approximately 5,000 residences, a cultural space, 14-acres of public open space, a new 750-seat public school and a 200-room Equinox-branded luxury hotel.
