HOUSTON--Capcor Partners and Kaplan Management, both Houston-based real estate developers, has found a first tenant for its new mixed-use development Studemont Junction.
Located at the corner of Studemont Street and Interstate 10, the project will welcome Memorial Hermann Convenient Care Center—in addition to upscale apartments and retail. The development, situated on a 15-acre tract close to downtown, is one of the few of its size located within the Inner loop and provides the growing Heights area with more medical care.
“We are thrilled to bring a premier emergency care facility like Memorial Hermann to the densely populated area. I've been developing in this area for 15 years and there has been a demand for this kind of facility,” says Josh Aruh of Capcor Partners.
Aruh is also the founder of Edifis Group, a new real estate investment firm, which will serve as the active developer for the site.
The project replaces Grocers Supply, a large produce warehouse that had occupied the site for 42 years. Capcor Partners and Kaplan Management bought the land in December 2013.
