MAPLEWOOD , BRIDGEWATER AND EDISON, NJ—Bussel Realty Corp. has brokered three recent industrial property deals, including the $6.5 million sale of 50 Camptown Road in Maplewood, NJ, a 89,503-square-foot distribution facility, and leases for N. Glantz & Son, a sign and graphics company, in Raritan Center and for SR International Rock at 7E Easy Street  in Bridgewater, NJ.

The Maplewood property was acquired by Exeter Property Group, a real estate investment manager. The seller was Lehrhoff Urban Renewal CorpBussel Realty Corp. senior vice presidents David Blitt and Robert Sager and vice president Peter Anderson represented both the buyer and seller in the transaction. 

This is the brokerage team's third transaction with the seller and BRC's third sales transaction on the street in the last six months. 

Located on nearly five acres, 50 Camptown Road is a 89,503-square-foot industrial property with 22-foot ceilings, eight tailboards and two drive-ins, wet sprinklers and 80-car parking. It is 15 minutes to Port Newark/Elizabeth and in close proximity to Route 24, I-78, the Garden State Parkway, and New Jersey Turnpike.  

SR International Rock, a distributor of granite and marble materials, is leasing 14,640 square feet at 7E Easy Street in Bridgewater, NJ, a 31,622 square-foot industrial facility. The property offers 14-foot ceiling heights, two drive-ins, eight loading docks, 1,200 amps of electric power, and 25 parking spaces.                                   

BRC vice presidents James Hodgkins, Jordan Metz, and Kevin Ranski were responsible for the transaction.

“My client needed to expand its operations into a larger facility, to accommodate its rapidly growing business. The Bridgewater location allows SR International Rock to better service its wholesale marble and granite customers,” says Metz.

N. Glantz & Son has leased 15,600 square feet at 107 Sunfield Avenue in Edison, NJ, a 31,600-square-foot industrial facility. Bussel Realty Corp. vice president Anthony Mircovich was responsible for the transaction and represented N. Glantz & Son.  The property owner, Summit Associates, was represented in-house.  107 Sunfield Avenue offers 19-foot ceiling heights, four tailboards and one drive-in, wet sprinklers and has 30 parking spaces and 15 tractor trailer parking spaces.

Raritan Center provides the best distribution location and industrial park in Central New Jersey for my customer with immediate access to I-287, the New Jersey Turnpike, Route 440 and 9, the Garden State Parkway, and the Outerbridge Crossing to Staten Island and Brooklyn,” says Mircovich.  “Summit Associates is well-known as an ideal landlord and property manager, owning four million square feet in Raritan Center.  This property will provide for future expansion needs of N. Glantz's operations in New Jersey.”
