MIAMI—On the heels of the $370 million sale of the 1001-1035 Lincoln Road block front, Comras Company is on to new Lincoln Road ventures. The company just started marketing 421 Lincoln Road for sale or lease.
The 13,336-square foot building sits at 421 Lincoln Road. Surf Style currently leases the retail asset. The retail property offers 10,042 square feet of retail on the ground floor with an additional 3,294 square feet on the mezzanine level.
Michael Comras, Michael Silverman, and David Goldberg of the Comras are marketing the property. The company is positioning the Lincoln Road retail space as ideal for a national retailer but stresses it can also be sub-divided into smaller retail units.
“This is a unique opportunity to purchase or lease a property with over 100 feet of frontage along both Lincoln Road and Lincoln Lane,” Comras says. “Furthermore 421 Lincoln Road is one of the only properties with direct exposure to Sound Scape Park and is steps away from Zara's new flagship store, H&M, Forever 21 and the soon to be redeveloped convention center”.
The Lincoln Road retail property has additional development rights. That paves he way for a prospective purchaser to further increase FAR and redevelop the asset to 29,000 square feet.
Recently, the Lincoln Road Business Improvement District (BID) approved a new master plan by James Corner, Field Operations—the firm responsible for the Highline in New York City—to clean up Lincoln Road and improve Lincoln Lane's pedestrian access. The proposal includes plans to enlarge sidewalks, enhance the adjoining streets and will add additional public seating and outdoor space for art installations and publics performances.
