DALLAS--Airfield Properties LLC, a local joint venture between Dallas-based Menyon Capital Partners LLC, TVO Capital Management LLC and Ravinia Capital Group LLC, has acquired the leasehold interest in a three-building, DFW Airport office portfolio from The Dallas-Fort Worth Airport Board.
The portfolio includes DFW Business Center, a 115,440-square-foot twin tower office complex with a five-story, 950 space parking deck; and the former DFW Administration Building, a two-story, 73,155-square-foot office building situated on 14 acres.
Both on-campus properties are available for tenant use and offer abundant parking, airport access, redundant power and excess fiber capacity.
“This is the first time that the airport has allowed a third-party investor to operate these assets, and we are honored to have the opportunity to establish the office leasing market at DFW Airport, which is literally the most central location between Dallas and Fort Worth,” Menyon's managing partner Bobby Jefferson told GlobeSt.com. “Our plan to rebrand and reposition the buildings into multi-tenant office space is in process. We have received strong interest from companies who are doing business with the airport, companies who have a heavy travel requirement, and companies who are interested due to the 'cool factor' of being literally located minutes from the terminals with views of planes departing and landing.
“Additionally, we expect to attract companies who traditionally would seek space in Las Colinas and Freeport. Our advantage is that we are the closest buildings to the airport. The concept has been well received by the tenant rep community and their prospective clients. We are also marketing the buildings internationally, and we anticipate activity from foreign firms seeking to set up shop in Dallas/Fort Worth.”
The DFW Business Center (The Center) is located at 2200 and 2222 South Service Road, between the north and southbound lanes of DFW International Parkway at Terminal B.
3200 Airfield East, the former DFW Administration Building, is located at the south eastern corner of the airport (west of Highway 161 and just north of Walnut Hill Lane), and across the street from Flight Safety International Inc.'s regional headquarters. It has 360 surface parking spaces on 14 acres with plenty of room for building expansion or parking expansion.
The DFW Business Center will receive upgrades to the lobby, common areas and more; 3200 East Airfield Drive will also benefit from exterior design upgrades and custom interior upgrades tailored toward the corporate user.
